(01) The Differentiator

I SEE THE BONES
before YOU BUY OR SELL.

Most agents sell the view. As a certified home inspector and Marin County realtor, I read houses like the technical documents they are — and put that expertise on your side of the table.

Ethics Disclosure · I do not act as both the real estate agent and the home inspector on the same transaction. An independent third-party inspection is always required for my clients.
(02) The Edge

Why an inspector-turned-realtor changes the math on your deal.

01

Years Under the House

I've spent years crawling foundations, tracing wiring, and inspecting rooflines across the Bay Area. That instinct doesn't turn off when I put on a realtor hat.

02

Deal Leverage on Both Sides

For buyers, we negotiate credits, repairs, and price from a position of technical clarity during the inspection contingency. For sellers, we surface and resolve issues before listing so your home shows clean and defensible.

03

Marin-Specific Intuition

Hillside foundations in Mill Valley. Marine exposure in Tiburon. Aging Eichlers in San Rafael. The Bay Area has regional failure modes — I know them, whether I'm evaluating a purchase or preparing a listing.

(03) Services

Two paths. Both begin with a structural read.

For Buyers

Buy the right home, not the prettiest one.

  • Pre-offer walkthrough with an inspector's eye
  • Line-by-line decoding of third-party inspection reports
  • Repair-cost estimates translated into negotiation leverage
  • Referrals to specialists (structural, roof, sewer, seismic) when it matters
For Sellers

Pre-list forensics — fix what buyers will flag.

  • Pre-listing structural review to surface deal-killers early
  • Prioritized repair list ranked by ROI and buyer perception
  • Guidance on disclosures done thoroughly and defensibly
  • Positioning your home's technical condition as a selling point
(07) For Sellers

What's your Marin home actually worth?

Not a Zestimate. Not an auto-generated guess. A real, inspector-informed valuation that factors in what your home is made of — foundation, systems, envelope, and the comps that actually apply to your block.

(08) About John

A certified home inspector, now on your side of the transaction — whether you're buying or selling.

I'm a certified home inspector who has spent years reading houses for what they actually are — systems of foundation, framing, envelope, mechanicals, and moisture. I'm now a licensed California Realtor (DRE# 02446063), bringing that technical fluency to the buy and sell side of a transaction, where it changes outcomes.

You don't find many inspectors who become realtors. Most agents rely on a third-party inspector two weeks into escrow and hope for the best. I read the property up front, translate what I see into risk and dollars, and help you decide with clarity — whether that's writing a stronger offer, renegotiating on findings, preparing your home for a bulletproof listing, or walking away.

Conflict of Interest Policy

To protect my clients and uphold professional ethics, I do not perform the official home inspection on any property where I am also the listing or buyer's agent. My inspection background is a strategic advantage for you — but an independent, third-party inspector will always be engaged for the transaction of record.
